This depends on how ready your property is for short term letting. If it is already furnished we will be ready to go in a few days once we have inspected your property, taken photos, created the house manual and prepared all consumables for your first guests.

It’s important to understand that due to rating systems and guest screening it is highly unlikely that your property will sustain any significant damage. We will look after any minor damage and maintenance.
However accidents still can occur. Although over 60 million people world wide have had safe and enjoyable stays with Airbnb it’s best to know your protected. Airbnb offers up to 1 million dollars in property and personal liability coverage. 

We always recommend landlords take out their own landlord insurance to provide you with the full cover that you need to have complete confidence with hosting.

No, Short Stay Property Management specialises in managing whole houses and does not manage single rooms.

Yes! On a case by case basis we can provide our clients with a range of furnishing styles, from ultra trendy large budget spends to tight budgets for those on a shoestring.
We generate a report at the beginning of each month for the previous month. June is paid at the start of July and July at the start of August and so on.

On each Airbnb listing, you are able to set an individual cleaning fee which is separate from the nightly rate. This cost is therefore passed on to the guest when booking. We use the cleaning fee to cover the cost of our cleaners and for supplying your property with linen & towels.
Your property must be clean, presentable and have no maintenance issues. This includes eliminating any dangerous or obvious hazards as well as ensuring that every appliance works properly.
As a part of our management agreement, all highly valuable and sentimental items must be either securely stored (locked) or removed from the property.
You are able to terminate the management of your property with Short Stay Property Management at anytime. However, if we have a confirmed reservation for your property whilst being under the management of Short Stay Property Management, we must honour it. This includes all future confirmed reservations.
As your property will be listed under a Short Stay Property Management account, we cannot cancel any reservations once they have been confirmed as this directly affects our account standing. This is why we recommend that to begin with, bookings through Airbnb should only be accepted for 6 – 9 months in advance as circumstances may change for your situation or property.

If we are physically meeting your guest then we will arrive at your property ahead of time (usually about 15 minutes) and prepare for check in. This may include turning on lights, opening some windows, blinds etc. We will happily meet and greet your guests, hand them the keys, show them important features of your space (WiFi password, heating controls, garbage bin location) and ensure that they understand and are aware of your house rules.

Short Stay Property Management screen guests in accordance with your preferences. If you don’t want young kids staying at your property, no problem. If you only want guests who have prior positive Airbnb reviews, that’s not an issue either. You have the final say in what type of guest you would like.

We create a unique house manual for each property which will include your house rules. This is where you can set out any rules that your guests must abide by while staying in your home.

We can also set a security deposit for each guest. This is to help cover minor incidents which may occur during a stay such as a broken glass or lost key.

Airbnb offers a $1,000,000 AUD Host Guarantee* programme which is designed to protect hosts against damages to their own possessions or unit in the rare instance of property damage by their guests in listings.

Airbnb also offers a Host Protection Insurance* programme which is designed to protect hosts against third party claims of bodily injury or property damage. The Host Protection Insurance programme is provided through Lloyd’s of London, one of the world’s most reputable insurance organisations.

Having your property managed by Short Stay Property Management is very different to residential letting. With Short Stay Property Management you are not locked into a long term contract. This is one of the benefits of listing with us, as you can have your property listed for as short or as long as you want.
The only document we require you to sign is a property management agreement. This basically outlines what our commitment is to you, the services we undertake and the process in regards to terminating your agreement with Short Stay Property Management. The most significant part of the management agreement is that once a guest booking has been confirmed, we must honour it.
